Custom Home Design:
Consists of design and consultation, layout, changes, structural engineer's seal, and final construction documents which comply to NCSBC (North Carolina State Building Code) and inspections. A custom plan can be designed solely by us, or the client is free to bring in sketches of his/ her dream home.
Stock Plan Services:
Stock plans may be purchased "as is" or midifications can be made to customize plan at an hourly rate of $55/per hour.
Additions/Renovations:
Consists of design and consultation, site visit, field measurements, structural engineer's seal, and final construction documents. Examples of add-ons to an existing structure are: porches, decks, garages, and additional living space.
Site Evaluation:
Includes lot analysis, generating ideas, gathering information, sketches of existing structures.
Initial Consultation:
Consists of a description of services offered, discussion of work to be done, design issues, time frame and cost estimate, etc. The initial consultation is offered at no charge. Any additional meetings will be factored into the cost estimate.
Structural Engineering:
DCU coordinates all structural elements of the design with a licensed structural engineer. All structural engineering will be billed as an additional service by engineer.

Floor Plans 1/4"=1'0"- includes walls, doors, windows, fixtures, appliances, dimensions, etc.
Elevations - includes front, rear, left and right side views of the house.
Foundation Plan - includes layout of masonry, footings, girders, posts, floor joists, etc. Our standard foundation is Crawl Space, but we also do basements, slabs, and piling construction. All elements are sealed by a structural engineer.
Roof Framing - includes a roof plan with structural elements such as rafters and kneewall support.
Electrical layout - includes all electrical symbols such as outlets, lights, switches, fans, smoke detectors, etc. Items such as phone jacks, cable outlets, track lighting, recessed lights, audio equipment, etc. should be specified by the client.
Structural Plans - includes a Professional engineer's seal for all structural elements such as beams, girders, headers, columns, etc. (see pricing).
Standard Details - includes a detail sheet with a typical wall section and other details such as dormer framing, deck framing, lintel schedules, etc. Additional details can be provided upon request. |
