Design Process

1. Design Phase:
The client, homeowner, or builder comes to DCU with a plan in mind. DCU helps to customize one of our existing plans, or starts from scratch to give the client ideas and a good starting point. DCU works up a contract, which includes the scope of the work, turn-around time, and cost of the project. Once the client agrees to the contract, the preliminary phase can begin.....

2. Preliminary Phase:
If the client starts from scratch, DCU will layout the 1st, 2nd, floor plans, along with the front elevation for client review. If the client begins with one of our plans, DCU will make any changes or revisions discussed and produce floor plans and elevations. Additions to existing structures will follow these same guidelines. The client will come back to the office to discuss the preliminary plan at no extra charge.

Note: Any changes or meetings from this point forward will be billed as design/consultation.

At this point the client should indicate any desired specifications such as specific finished floor material, specific moldings, lighting fixtures, window manufacturers, vaulted or trey ceilings, etc. Also any specific engineering or structural information must be requested at this time. Once the preliminary drawings have been signed, the final phase will begin.

3. Finals:
The final phase of the design process will provide the client with a complete set of working drawings. During this phase, DCU will be finalizing the plans, which will include: adding dimensions, annotations, electrical symbols, etc. Also, structural elements will be added by a licensed structural engineer to complete the foundation plan, roof plan, and structural floor plans. Modifications should be avoided during this phase, but can be made if necessary. Any changes during this phase may cause the design contract to be modified, including price and time frame. Once all revisions have been made, the client will be given the opportunity to review the plan for any last minute decisions. Construction documents will be run upon approval and DCU will be compensated for services rendered upon receipt.
